How to clean mold from AC unit between services?« Back to Previous Page

Our bedroom AC unit in our Jumeirah Park villa has started blowing out a really damp, moldy smell every morning for the past couple of weeks. I finally checked the air filter and it looked disgusting, and there’s a bit of black speckling around the vents. I just had the annual service done three months ago, so I’m frustrated it’s back already. What’s the most effective way to clean the mold out of the chiller unit myself to stop this from happening between professional services?

Hey there, that's a super common issue here in Dubai, especially in villas with the high humidity and dust. That damp, musty smell is a classic sign of microbial growth inside your AC's evaporator coils and drip pan – the "chiller" part of the unit.

First, a critical safety warning: if you see extensive black speckling or any slimy, furry growth, STOP. That could indicate a more serious contamination that requires professional assessment and remediation. Disturbing it can aerosolize harmful spores throughout your bedroom. For your safety, a professional inspection is strongly advised in such cases.

For minor maintenance between services, here's what you can do, but please power the AC off completely at the circuit breaker first.

1. Remove and replace the filthy filter. Use a high-quality filter, ideally with an antimicrobial coating, common in UAE hardware stores.
2. Carefully remove the vent covers and wash them with a mixture of warm water and a few drops of mild detergent. Scrub off any visible surface mold with a soft brush.
3. For the interior, you can use a specialist AC coil cleaner spray, available at Ace Hardware or similar. These are formulated to foam and dissolve grime without damaging the delicate aluminum fins. NEVER use bleach or harsh household chemicals, as they can corrode the coils and release toxic fumes into your air.
4. After spraying as per the product's instructions and letting it sit, gently rinse the coil area using a low-pressure spray bottle with water, being extremely careful not to get water on any electrical components.
5. Ensure the condensate drain line is clear. Pour a 50/50 mix of white vinegar and warm water down the drain pipe access point to help clear any algal or microbial blockages.

Honestly, given the smell returned so quickly after a service, the issue might be deeper within the unit or the ducting. For a thorough hygienization that addresses the root cause and ensures your indoor air quality is safe, it's best to call in the pros. We can perform a deep clean with EPA-approved biocides and fogging treatments.
