Is black mold in my closet the landlord's responsibility?« Back to Previous Page

My bedroom closet on the outer wall has had a damp, earthy smell for the last couple of months, and I just found a patch of black mold on the back wall behind my clothes. We've had the AC running constantly to fight the humidity, but it doesn't seem to help that one spot. Is getting this cleaned up and repaired my responsibility as the tenant, or is this something I need to report to my landlord in Dubai?

Based on UAE rental law, specifically Law No. (26) of 2007, the landlord is fundamentally responsible for the structural integrity and maintenance of the property's major systems, including the building envelope, plumbing, and AC. A recurring mold issue on an outer wall is a strong indicator of a potential structural defect, such as a hidden water leak from a pipe, a crack in the wall allowing moisture ingress from outside, or a failure in the building's waterproofing. This is almost certainly not caused by tenant activity and falls under the landlord's obligation to provide a habitable dwelling.

Your immediate action should be to formally report this in writing to your landlord or property management company. Include clear photographs of the mold and a description of the persistent damp smell. Do not attempt a DIY remediation on what could be a significant underlying issue; cleaning the surface mold does not fix the source of the moisture, and it will return. Furthermore, improper cleaning can aerosolize spores and spread the contamination.

For a definitive assessment, we strongly recommend a professional mold inspection. Our certified inspectors can conduct moisture mapping and thermal imaging to pinpoint the exact source of the water intrusion and take air/surface samples to identify the mold species and concentration levels. This provides an irrefutable technical report for your landlord and a clear scope for the necessary repairs and proper remediation.
