Who is responsible for AC leak mold in Discovery Gardens?« Back to Previous Page

The AC in my apartment seems to be leaking a little water onto the carpet in the bedroom, and now I’m finding black spots of mold along the base of the wall. It’s been slowly getting worse over the summer. Who is responsible for dealing with this and the cost of repairs, me as the tenant or my landlord in Discovery Gardens?

Based on UAE rental law, specifically Law No. (26) of 2007, the landlord is generally responsible for the maintenance of the main structural components of the property, including the central air conditioning system and any damage it causes. Since the AC leak in your Discovery Gardens apartment is the direct cause of the mold growth, your landlord is legally obligated to address both the repair of the AC unit and the resulting mold remediation.

However, you must formally notify them in writing of the issue immediately. Delaying this notification could potentially make you liable for exacerbating the damage. The black spots you describe indicate active growth, which can pose health risks and degrade building materials.

While you might be tempted to try a DIY clean-up, I strongly advise against it. Improper handling can aerosolize spores, spreading the contamination to other areas. This is a job for professionals with the correct PPE, antimicrobial agents, and HEPA filtration equipment. The underlying moisture issue MUST be fixed first, or the mold will simply return.

For a definitive assessment and to ensure the remediation is done to Dubai Municipality standards, you should get a professional mold inspection. We can provide a detailed report you can present to your landlord, outlining the cause and the required scope of work.

Call 800-MOLDS or 800-66537 to schedule an inspection or email hello@saniservice.com. We service Discovery Gardens regularly and can help you resolve this correctly.
