How to safely clean mold from AC leak myself?« Back to Previous Page
|
The AC in my apartment seems to be leaking a bit of water onto the wall behind the bedroom dresser, and when I finally moved it today, I found a patch of black and green mold about the size of a dinner plate. We've lived here for 2 years and just noticed this, and with the humidity right now, I’m worried it's getting worse. What’s the safest and most effective way for me to clean this myself without having to call in a professional crew right away?

Alright, so you’ve got a classic case of AC condensate leakage leading to mold growth, very common here in Dubai with our high humidity levels. First thing’s first: safety. That black and green mold could potentially be Stachybotrys or Aspergillus, which you do not want to be breathing in.
Before you start, get a proper N95 mask, nitrile gloves, and some safety goggles. Open a window in the bedroom for ventilation if possible. For a patch that size (a dinner plate), you can attempt a DIY clean, but be warned, if it's penetrated the drywall, the material might need replacement. Mix a solution of 4 parts water to 1 part white vinegar OR a diluted bleach solution (1 cup bleach to 1 gallon of water) – but do not mix vinegar and bleach, as it creates toxic gas. Scrub the area vigorously with a stiff brush. However, please note that UAE regulations, particularly from Dubai Municipality, often require professional assessment and remediation for mold to ensure it's done to standards, especially in rental properties. The most critical step is fixing the AC leak. Clean the drain line and drip pan. If you just clean the mold but the moisture source remains, it will 100% come back within days in our climate. Honestly, with it being behind furniture and you noticing it after 2 years, there's a high chance the growth is more extensive inside the wall cavity. DIY cleaning only addresses the surface. For a proper assessment and to ensure your family's health, a professional inspection is strongly advised. We can do a full moisture mapping and air quality test to see the real extent.
