Black mold from AC leak: DIY clean or call pro?« Back to Previous Page

The AC in my bedroom has been leaking a little onto the carpet for a couple of weeks and now I’m noticing some black speckles on the skirting board behind the bed. The room has started to feel a bit damp and I woke up with a stuffy nose. Is this something I can clean myself with bleach or is it time to call a professional?

Based on your description, you are exhibiting classic signs of a mold issue, and the situation requires immediate attention. The black speckles on the skirting board are a significant visual indicator of mold colonization. The persistent AC leak has created the perfect environment—consistent moisture and organic material (the carpet and backing)—for mold to thrive. Your stuffy nose is a common health symptom associated with mold exposure, particularly in a confined space like a bedroom where you spend hours sleeping.

In the UAE's humid climate, AC units are a primary source of condensation and potential water leaks. Attempting a DIY clean with bleach is strongly discouraged. Bleach is ineffective on porous materials like wood and drywall; it only bleaches the surface color without killing the root structure (hyphae) deep within the material. Furthermore, improper cleaning can agitate the spores, releasing them into the air and worsening your indoor air quality and symptoms.

For a situation involving persistent moisture, visible growth on building materials, and health effects, professional assessment is not just recommended; it's essential. Our certified inspectors use moisture meters and thermal imaging to find the full extent of the water damage hidden behind walls and under carpets, which is almost always greater than what's visible. We then perform air and surface sampling to identify the mold species and concentration, which is crucial for determining the correct remediation protocol as per UAE standards.
