How to professionally handle mold from AC leak?« Back to Previous Page

The AC in our Jumeirah villa has been leaking a bit into the wall behind it for a couple of months, and we just pulled the unit out to find black and green fuzzy patches all over the drywall behind it. The smell is awful and my husband has been having terrible allergies lately. What’s the first step I should take to get this professionally handled and make sure it's completely removed?

The situation you've described in your Jumeirah villa is a serious case of hidden mold growth, a common yet hazardous issue here in Dubai due to our high humidity and AC-dependent climate. The first and most critical step is to STOP. Do not attempt to clean this yourself. Disturbing the mold will aerosolize millions of spores, severely contaminating your entire indoor air and exacerbating health issues like your husband's allergies.

Your immediate action should be to isolate the area. Close the door to the room and, if possible, seal the gap under it with a towel to prevent spore migration. Turn off the AC system for that entire zone to stop it from circulating contaminated air.

This requires professional intervention. In the UAE, reputable remediation companies like ours follow strict guidelines based on international standards (like IICRC S520) to ensure complete removal. The process is technical: we begin with a comprehensive inspection, including moisture mapping and air quality testing to determine the full extent of contamination, which is almost always worse than what's visible.

The remediation involves setting up critical engineering controls—negative air pressure containment chambers with HEPA filtration to prevent cross-contamination, followed by the safe removal of all affected porous materials (the drywall and likely the insulation behind it). All surfaces are then meticulously HEPA-vacuumed, abrasive-cleaned, and treated with antimicrobial agents. A post-remediation verification test is mandatory to certify the space is safe and the allergen levels have returned to normal.

For a proper assessment and to handle this safely, you need a certified team. Call us immediately at 800-MOLDS (800-66537) or email hello@saniservice.com for an emergency inspection.
