How to fix wall cracks in my Dubai villa?« Back to Previous Page

We've lived in our villa in Al Barsha for about a year, and just noticed a few hairline cracks on the wall going from the corner of the living room window up towards the ceiling. I'm worried it might be settling or something worse. What are the steps involved in getting this properly assessed and repaired here in Dubai, from calling the right people to dealing with the building management?

Good question. This is a common concern here, especially in newer developments like Al Barsha. The UAE's unique soil composition and rapid temperature fluctuations put a lot of stress on building materials. A hairline crack from a window corner is a classic stress point.

The proper steps are as follows:

First, do not simply patch and paint over it. This is a symptom, not the cause. Your initial assessment is correct – it could be minor thermal expansion or indicate more serious settlement. Document it: take clear, dated photos to monitor if it widens over the next few weeks.

Second, you need a professional inspection. For villas, the responsibility falls on the owner, not a building management like in a tower. A certified indoor environmental quality specialist will conduct a thorough assessment. This involves measuring the crack's width and length, using a level to check for plumb in the walls, and often utilizing a moisture meter to rule out water infiltration from our high humidity or occasional rains, which can exacerbate cracking.

Based on the findings, the remediation plan is formulated. For superficial hairline cracks (less than 2mm), the fix involves V-cutting the crack, applying a flexible filler designed for our climate, and repainting. If subsidence or structural movement is suspected, the solution is far more complex, potentially involving underpinning foundations – this requires liaising with a structural engineer and Dubai Municipality's Planning and Development Department for any permits.

Given the potential severity, a professional opinion is non-negotiable. I recommend you call our team for a comprehensive assessment. We can determine the root cause and provide the correct, lasting solution.
