Should landlord pay for mold inspection in rental?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some boxes. It’s on the wall that faces the outside, and with all the humidity lately, it seems to be getting worse. What's the best way to get a professional mold inspection done here, and should I be worried about the landlord making us pay for it?

This is an excellent and very common question here in the UAE, especially with the high humidity we've been experiencing.

In most cases, the landlord is legally responsible for addressing mold issues that are a result of the property's structural condition. The key factor is the source of the moisture. If the mold in your closet is due to a leaking pipe within the wall, a faulty external waterproofing membrane, or inadequate insulation on that external wall—all of which are part of the building's fabric—then the financial responsibility for both the inspection and the subsequent remediation falls squarely on the landlord, as per standard Dubai rental law (Law No. 26 of 2007) which mandates landlords provide a property fit for habitation.

However, the situation becomes murkier if the cause is determined to be tenant-induced. This could include chronic lack of ventilation (e.g., never using the AC or dehumidifier), interior water spills that weren't reported and dried immediately, or blocking ventilation grilles. In such cases, you could potentially be held liable.

This is precisely why a professional, third-party mold inspection is critical. We don't just identify the type of mold; a certified inspector will conduct a comprehensive assessment to pinpoint the exact moisture source using tools like thermal imaging and moisture meters. This report is your definitive evidence. It separates fact from conjecture and provides the documentation needed to formally notify your landlord of their obligation. Without it, it's just a disagreement.

My strong recommendation is to get that professional assessment immediately to protect your health and your tenancy rights. For a certified inspection and a definitive report you can present to your landlord, you can call our team at 800-MOLDS or email hello@saniservice.com.
