AC mold in Dubai villa: DIY or professional remediation?« Back to Previous Page
|
The AC in my bedroom closet has been leaking off and on for a couple of months, and now I’ve found a patch of black mold on the back wall and on some of our stored suitcases. We’re in a villa in Jumeirah and I’m worried it’s spread behind the drywall. Is this something I can handle myself with bleach and a dehumidifier, or do I absolutely need to call a professional mold remediation company here in Dubai, and what kind of cost am I looking at for a small room?

Based on your description, this is a classic and unfortunately very common scenario in Dubai villas, especially in Jumeirah where humidity is high. An AC leak provides the perfect moisture source for mold growth.
The presence of black-colored mold on the wall and your stored items is a significant red flag. Given that the leak has been ongoing for months, it is almost certain that the mold has penetrated the drywall and insulation behind it. Bleach is not an effective solution; it only bleaches the surface mold you can see and does not address the root colony or the mycotoxins. A dehumidifier is a great tool for prevention, but it is not a remediation tool for an active infestation. For this situation, DIY is not advisable and could be hazardous to your health. Disturbing the mold without proper containment can aerosolize spores and spread the contamination throughout your villa. Furthermore, UAE regulations and standards for villa communities often require professional remediation to ensure the problem is resolved correctly and to prevent cross-contamination. For a small room like a closet, a professional mold remediation process would involve setting up containment with negative air pressure, safely removing the affected drywall, treating the cavity with antimicrobial solutions, and using industrial-grade HEPA air scrubbers to clean the air. The cost can vary, but for a contained area like this, you might be looking at a range of AED 2,000 to AED 4,500, depending on the extent of the damage behind the wall. I strongly recommend you get a professional inspection to assess the full extent. Our certified inspectors can use moisture meters and thermal imaging cameras to see exactly what's happening behind that wall without destructive testing initially.
