Is black mold in my JVC apartment my landlord's responsibility?« Back to Previous Page
|
The corner of my bedroom closet, behind the shoes, has started to get these black speckles and the room has a damp smell, especially after the AC turns off. We've been in this Jumeirah Village Circle apartment for about a year and it's gotten worse since the weather got more humid. I've wiped it down with vinegar but it just comes back. Is this dangerous black mold, and am I responsible for the cleaning or is it my landlord's job to fix the underlying moisture issue?

Based on the description of recurring black speckles and a persistent damp smell, especially in a humid climate like JVC, you are likely dealing with a mold colony that has a persistent moisture source. This is a common issue in Dubai apartments, often stemming from AC condensate drain line leaks, poor insulation causing thermal bridging and condensation, or hidden plumbing issues.
In the UAE, specifically Dubai, the responsibility for repairs is dictated by your tenancy contract, typically governed by the Dubai Rental Law. Generally, the landlord is responsible for the structural integrity of the property and fixing issues related to the main building systems, such as faulty AC units, leaking pipes in the walls, or inadequate waterproofing that are causing the moisture intrusion. You, as the tenant, are usually responsible for maintaining cleanliness and addressing minor condensation from daily living. However, since wiping it with vinegar (which is ineffective for porous surfaces and only kills surface mold) failed and it has returned, this indicates an ongoing moisture problem that is likely structural. You MUST notify your landlord or property management company in writing immediately. They are obligated to investigate and rectify the source of the moisture. Do not attempt a major cleanup yourself, as disturbing the mold can aerosolize spores. For a definitive assessment and to document the issue for your landlord, a professional inspection is critical. We use thermal imaging to find hidden moisture and air sampling to identify the mold type and spore count. This data is essential for proper remediation and for clarifying responsibility.
