How to get landlord to fix AC mold in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the corner where our bedroom wall meets the ceiling. It’s an interior room with no windows and I think our AC vent might be dripping. What’s the fastest way to get this professionally tested and treated in Dubai without our landlord trying to ignore the problem?

Based on your description, this is a classic case of AC-induced condensation leading to mold growth, extremely common in Dubai due to the high humidity. The black spots are likely Stachybotrys or Cladosporium, which thrive in the constant dampness from a dripping AC vent.

First, document everything. Take clear, dated photos and videos of the mold, the suspected AC drip, and the location. This is critical evidence. Under UAE tenancy law (Law No. 26 of 2007), landlords are unequivocally responsible for maintaining the structural integrity of the property and its core systems, including the central AC. Mold resulting from an AC fault falls squarely under their obligation.

Do not attempt to clean it yourself. Disturbing the mold can aerosolize spores, contaminating your entire bedroom and posing health risks.

Formally notify your landlord or property management company in writing (email is best for a paper trail). Clearly state the issue, reference your right to a habitable property, and attach the evidence. Request immediate professional inspection and remediation. If they delay or ignore, you can escalate by filing a complaint with the Dubai Land Department's (DLD) Rental Dispute Center (RDC). They typically side with tenants on health and safety issues like this.

For the fastest resolution, you can get a professional inspection report to present to your landlord. A certified mold inspector will conduct air and surface sampling to identify the species and concentration, providing a legally recognized report that confirms the source (the AC) and the required remediation protocol.

For immediate professional testing and a definitive report to present to your landlord, call 800-MOLDS or 800-66537 or email hello@saniservice.com. A professional assessment is the fastest way to force a negligent landlord to act.
