Is black mold in closet an emergency for landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some boxes. It’s on the wall that faces the outside of the building. With the humidity creeping up again, I’m worried it’s going to spread quickly. Is this something I need to get my landlord to fix as an emergency, or is it okay to wait a few days for maintenance?

Based on the specifics you've provided, yes, this requires prompt attention from your landlord and should not be considered a routine maintenance issue.

The location is a major red flag. Mold on an exterior wall indicates a potential moisture intrusion problem, likely from a leak in the building envelope or a failing seal around a window or structural joint. This is a building integrity issue, not just surface condensation. The UAE's high humidity will absolutely accelerate its growth, and what you see behind the boxes is often just the tip of the iceberg, with colonization possible inside the wall cavity.

Under Dubai Municipality regulations and standard tenancy contracts, the landlord is responsible for maintaining the structural integrity of the property, which includes addressing the root cause of moisture ingress—be it a leak, faulty waterproofing, or inadequate insulation. Simply wiping the visible mold is an insufficient and temporary fix.

For your health and to protect the property, I recommend you notify your landlord in writing immediately, detailing the location and including photos. Clearly state that the mold is on an exterior wall, suggesting a potential leak. This establishes a record of your request. For a definitive assessment of the moisture source and the full extent of contamination, a professional inspection is strongly advised. We can perform moisture mapping and air quality testing to provide a formal report for your landlord.

If the landlord is unresponsive, you can escalate to the Dubai Land Department. For immediate professional guidance or to schedule an inspection, you can call us at 800-MOLDS or email hello@saniservice.com.
