How to safely clean mold from AC leak?« Back to Previous Page

The AC in my bedroom closet seems to be leaking a little bit of water onto the carpet, and I just noticed a small patch of black mold growing in the corner. I’m in a Marina high-rise and with this summer humidity, I'm really worried it will spread fast. What’s the best way to clean this safely and who should I call to fix the AC unit to stop it for good?

That's a very common and serious issue we see in high-rises in Marina and JLT, especially with our summer humidity. First, safety: that black discoloration could be Stachybotrys, which requires professional handling. Do NOT just bleach it.
For a very small patch (under 1 sq. ft), you can carefully clean it yourself. Wear an N95 mask, gloves, and safety glasses. Isolate the area by closing the closet door and placing a towel at the base. Use a dedicated EPA-approved fungicide, not bleach, as bleach doesn't kill the roots and can just bleach the colour, making it look "clean" while it continues to grow underneath. Scrub gently, bag all cleaning materials, and let the area dry completely with a dehumidifier. However, the critical part is the source. The AC leak must be fixed by a certified HVAC technician. The drain line is likely clogged or the drip pan is cracked. Simply cleaning the mold without stopping the water is pointless—it will come back and spread inside your wall cavity. Given the location and the potential for hidden growth in the AC unit itself and the walls, I strongly recommend a professional inspection. We use thermal imaging to find the moisture source and air sampling to identify the spore type and concentration. This is vital for your health and for a permanent solution.
