Should I repair a villa wall crack myself or hire a contractor?« Back to Previous Page
|
We've lived in our villa in Al Barsha for 2 years and just noticed a small crack starting to form on an exterior wall near the car porch. I'm worried it might be getting bigger, but I don't know if it's serious enough to need a permit or if it's just normal settlement. Is this something I can fix myself with some filler, or do I absolutely need to hire a licensed contractor to get it inspected and approved by the Dubai Municipality?

As a specialist in building diagnostics here in Dubai, this is a common but crucial question. A crack on an exterior wall in Al Barsha, especially near a car porch where there might be vehicle vibration, should never be ignored.
First, do not use filler. In the UAE's extreme climate, superficial fixes fail quickly and can mask a more serious structural issue, like foundation movement or soil subsidence, which is a known concern in some areas. Dubai Municipality's building regulations are strict for a reason—to ensure safety. Any structural repair, especially on a load-bearing exterior wall, technically requires a permit and must be executed by a Dubai Municipality-approved contractor. They will ensure the repair meets specific engineering standards to withstand our harsh environment. My strong recommendation is to get a professional inspection immediately. A certified structural engineer can assess the crack's pattern, width, and direction to determine if it's just cosmetic settlement (which is normal in the first few years) or something more serious. They will provide a report that outlines the necessary remedial actions, which a licensed contractor can then perform to DM standards. Trying a DIY repair could void your villa's structural warranty and lead to much costlier repairs down the line if the underlying problem isn't addressed. For a proper assessment and to connect with DM-licensed remediation experts, it's best to call professionals.
