Is bathroom mold under silicone an urgent fix?« Back to Previous Page

Our master bathroom in our Mirdif villa has had this damp, earthy smell for the last couple of months that I just can't get rid of. I finally pulled back the silicone sealant around the shower and found patches of black and green mold growing underneath it. With the humidity rising again, I’m worried it’s just going to get worse. How urgent is it to get this professionally fixed, and is it something that can wait a couple of weeks?

Based on the conditions you've described, yes, this is an urgent issue that requires prompt professional attention, especially heading into our more humid season here in Dubai.

Finding mold under the silicone sealant indicates a significant and persistent moisture problem. It's not just surface condensation; moisture has wicked behind the waterproof barrier, creating an ideal environment for hidden microbial growth. The earthy smell you mention is a classic sign of microbial volatile organic compounds (mVOCs), which are gases produced by active mold colonies. This suggests the problem is more extensive than what you can see.

In a villa in Mirdif, the underlying cause could be a failing grout line, a hairline crack in the substrate, or even a minor plumbing leak behind the wall that's saturating the building materials. Simply reapplying silicone over the active growth is a temporary fix that will fail quickly, as the mold will just regrow from the spore roots (hyphae) left behind.

The urgency stems from two factors: 1) Health risks from prolonged exposure to mold spores and mVOCs, and 2) Potential for structural damage to drywall and wooden framing, which becomes exponentially more expensive to repair.

For a proper, lasting remediation, the affected silicone and any compromised grout must be completely removed, the area treated with specialized biocides, and the substrate thoroughly dried before a new, high-quality seal is applied. Given the hidden nature of the issue, a professional inspection with moisture meters and borescopes is highly recommended to assess the full extent.

Don't wait for it to get worse with the humidity. We strongly advise scheduling an inspection. Call our team at 800-MOLDS (800-66537) or email hello@saniservice.com for a detailed assessment and quote.
