AC leak causing black mold: DIY clean or call professionals?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle seems to be constantly leaking, and now I'm seeing these black speckles on the wall behind the bedroom wardrobe. It's been getting worse since the humidity spiked a couple of weeks ago. Is this something I can clean myself with bleach from the supermarket, or is it time to call in one of those professional mold remediation companies?

Based on your description, what you are seeing is almost certainly active microbial growth, a common issue here in JVC and across Dubai due to the high humidity and AC condensation problems. An AC leak provides the perfect moisture source for mold spores, which are always present in the air, to colonize.

Using supermarket bleach is a common DIY mistake we see all the time. Bleach is largely ineffective on porous surfaces like drywall and plaster. It may bleach the colour on the surface, but it does not kill the root system (hyphae) growing deep within the wall. This leads to the mold reappearing, often worse than before, within a few weeks. Furthermore, mixing bleach improperly in a confined space can create dangerous chlorine gas fumes.

For a situation like this, with a confirmed, ongoing moisture source (the leaking AC) and growth on a building material, professional assessment is strongly recommended. UAE regulations, particularly from Dubai Municipality, have strict guidelines for indoor air quality and remediation to ensure it is done safely, containing spores to prevent cross-contamination to other areas of your apartment.

The correct protocol involves first fixing the AC leak at its source. Remediation then requires isolating the area, physically removing the contaminated porous material (the affected section of wall), HEPA vacuuming, and applying specialized antimicrobial agents designed for construction materials, followed by verification testing.

Given the persistent moisture, this is not a surface-level issue. For a proper inspection and quote to resolve this safely and permanently, I advise you to call our certified team at 800-MOLDS (800-66537) or email hello@saniservice.com.
