Need professional for mold and damp after Al Quoz flood?« Back to Previous Page

After the crazy storms last month, the carpet in our ground floor villa in Al Quoz never fully dried out. We tried opening windows and using fans, but there's still a damp, milky smell and I'm starting to see a few spots of mold near the base of the wall. I'm worried it's a bigger problem under the floorboards. Is it worth hiring a professional restoration company for this, and what kind of cost am I looking at for a small villa room?

Based on your description, this absolutely warrants a professional inspection and remediation. What you're seeing on the surface is likely just the tip of the iceberg. In a villa in Al Quoz, the floodwater likely wicked up into the drywall and, critically, into the subfloor and insulation beneath the carpet. This is a classic scenario we see post-storm here in the UAE.

The high humidity, even after the visible water is gone, creates a perfect breeding ground for mold, particularly aspergillus and penicillinium, which that "milky" smell often indicates. The spores can become airborne and pose health risks. Simply drying with fans is insufficient; it only addresses surface moisture, leaving the saturated structural elements to fester.

A professional restoration company will use moisture meters and thermal imaging cameras to map the exact extent of the water damage behind walls and under the floor. The remediation process involves controlled demolition (removing baseboards, sections of drywall, and possibly the carpet and subfloor), industrial-grade dehumidifiers (not just fans), and antimicrobial treatment to halt mold growth.

For a standard villa room (say 4m x 5m), if the damage is contained to the lower section of walls and the subfloor, you could be looking at a cost range of AED 4,000 - AED 8,000. This includes assessment, remediation, waste disposal, and basic reinstatement. However, this is a rough estimate; the final cost depends entirely on the penetration depth discovered during the inspection. Delaying will only allow the damage to spread, increasing the cost and health risk significantly.
