Is closet humidity damage my responsibility or landlord's?« Back to Previous Page

Our master bedroom closet on the inside wall has started to feel damp to the touch, and a few of my leather bags have developed mold spots since the humidity really spiked last week. We’re in a Marina high-rise and I run the AC constantly, but it doesn't seem to help this one area. Is dealing with this kind of humidity damage my responsibility as a tenant, or should the building management or landlord provide a dehumidifier or fix the insulation?

Based on Dubai's rental law, specifically Law No. 26 of 2007, the responsibility for structural and maintenance issues related to the building's envelope—including inadequate insulation, faulty vapor barriers, or defective AC ductwork that could cause localized humidity—typically falls on the landlord. Your situation, where one closet on an interior wall is damp despite constant AC operation, strongly suggests a latent defect or an issue with the building's structure, not your negligence as a tenant.

However, you must prove the issue is not due to your own activities (like drying clothes indoors) and that the AC is properly maintained. The constant AC operation is a key point in your favor, as it shows you're taking reasonable steps to control the climate.

For a definitive answer and to protect your security deposit, a professional inspection is crucial. We use thermal imaging cameras and moisture meters to pinpoint the exact source—be it a cold bridge in the wall, leaking internal pipes, or compromised insulation. This evidence is vital for formally notifying your landlord or building management and holding them accountable for the remediation, which may include installing a dedicated dehumidification system for that area.

Don't attempt to clean the mold on your leather goods yourself, as improper methods can spread spores and cause health issues. For a proper assessment and to get the evidence you need, I recommend you call our specialists at 800-MOLDS or email us at hello@saniservice.com. We provide detailed reports that are recognized by Dubai municipalities and can assist in liaising with your landlord.
