How to clean black bathroom grout and prevent mold?« Back to Previous Page

The grout between the tiles in our Jumeirah villa's master bathroom has started turning black, especially behind the toilet and under the sink. It’s been super humid the last few weeks and I think the lack of ventilation in there is making it worse. What's the most effective product or method to clean this and stop it from coming back for good?

That's a classic issue here in Dubai, especially with our intense humidity and the common design of ensuite bathrooms. The black discoloration you're describing is almost certainly mold growth feeding on the organic matter in the grout. Here’s a technical breakdown of how to address it.
First, for cleaning, I strongly advise against using chlorine bleach. It only bleaches the surface mold and doesn't kill the roots (hyphae) penetrating the porous grout, leading to rapid regrowth. The most effective DIY method is to use a dedicated, acid-based grout cleaner available at hardware stores. Look for products containing phosphoric or oxalic acid – they are formulated to etch away the top layer of grout and kill the mold at its root. CRITICAL: Ensure the bathroom is extremely well-ventilated during application. Wear gloves, eye protection, and a respirator mask. Scrub with a stiff bristle brush (not wire, as it can damage tiles) and rinse thoroughly. Prevention is key. The root cause is excess moisture and lack of ventilation. You MUST address this. • After every shower, use a squeegee on the walls and tiles to remove standing water. • Run the exhaust fan for at least 30-60 minutes after bathing. If you don't have one, get it installed; it's non-negotiable in our climate. • Wipe down wet surfaces, especially behind the toilet and under the sink, with a dry cloth. • Consider a renewable moisture absorber like a small desiccant pod in those problem areas. • For a more permanent fix, once the grout is clean and completely dry, apply a high-quality penetrating grout sealer. This creates a hydrophobic barrier, preventing moisture from being absorbed. If the problem is extensive, recurring despite your efforts, or if you suspect hidden mold behind the tiles (a common issue with villas in Jumeirah due to leaky pipes), this warrants a professional inspection. We use thermal imaging and moisture meters to find the source. For a proper assessment and remediation plan, you can call our certified team at 800-MOLDS or email hello@saniservice.com. |
