Mold under carpet near AC in Dubai - specialist first?« Back to Previous Page

Our AC in the bedroom has been making a weird damp smell for a couple of months, and now I've just pulled back the corner of the carpet near the wall and found a patch of black and green fuzzy stuff underneath. We're in an older building in Bur Dubai and I'm really worried it's been there a while. What's the best way to handle this properly and who should I call first, a regular cleaner or a specialist?

Based on your description, you absolutely need to call a specialist first, NOT a regular cleaner. What you've found under the carpet is a classic case of hidden mold growth, very common here in older Bur Dubai buildings, and it's almost certainly originating from your AC system.

That damp smell from the AC unit is a major red flag. It indicates condensation issues, likely a clogged drain line or poor insulation on the cold air ducts. This excess moisture has been leaking into your subfloor and soaking into the concrete, creating the perfect humid environment for mold to thrive underneath your flooring. Disturbing it by pulling the carpet back has potentially released a large amount of spores into your bedroom air.

A regular cleaner cannot handle this. They will only spread the contamination and likely use chemicals that bleach the visible mold but leave the root colony alive inside the concrete. This is a health hazard and requires professional mold inspection and remediation.

Here in the UAE, we follow strict guidelines from Dubai Municipality and standards like the IICRC S520 for mold remediation. A certified inspector will use tools like moisture meters and borescopes to assess the full extent of the damage behind walls and under floors, then take air and surface samples to identify the spore types and concentration levels. The remediation process involves full containment with negative air pressure, HEPA vacuuming, antimicrobial treatment, and addressing the root cause—your AC system.

Do not attempt to clean this yourself. For a proper assessment and to get this handled safely, you need to call a professional environmental company. Call 800-MOLDS or 800-66537 for an immediate consultation, or you can email hello@saniservice.com to schedule an inspection. This is not something to delay on.
