How to permanently fix AC leak and remove black mold?« Back to Previous Page

The AC in our villa in Jumeirah 3 seems to be constantly leaking, and we just found black mold growing on the back of our bedroom wardrobe. It’s been incredibly humid lately and I’m worried the moisture is getting trapped. What’s the most effective way to fix the AC leak for good and properly clean the mold so it doesn’t just come back?

This is a classic and serious issue we see daily in Jumeirah villas, especially with the current high humidity. That black mold on the wardrobe is a symptom of a much larger problem—the AC leak is providing a constant moisture source, and the porous building materials here act like a sponge.
First, the AC leak must be addressed permanently. A constant drip isn't normal. The most common causes here are either a clogged condensate drain line due to dust and biofilm buildup, or a malfunction in the drain pan. A temporary fix like clearing the line with a vacuum is not enough. A certified HVAC technician needs to perform a full system clean, potentially hydro-jet the drain lines, and ensure the condensate pump (if present) is operational. For a permanent solution, they should apply an anti-algae treatment in the drain pan to prevent future clogs. DO NOT just wipe the mold away with bleach! This will only remove the surface stain while the root colony remains inside the wood, and it will return. For porous materials like MDF or plywood (common in wardrobes), proper remediation is critical. The affected section likely needs to be carefully removed and discarded under containment to prevent cross-contamination. The area behind it must then be HEPA-vacuumed, sanded, and treated with an EPA-approved antimicrobial coating to neutralize any remaining spores. Given the extent you're describing and the health risks of Stachybotrys (black mold), this is not a DIY job. Dubai Municipality has specific guidelines for mold remediation to ensure it's done safely. We strongly recommend a professional inspection to assess the full extent of the moisture damage and mold growth, which is often hidden within walls. For a proper assessment and permanent fix, call our certified inspectors at 800-MOLDS (800-66537) or email hello@saniservice.com. We can identify the exact cause and provide a remediation protocol that guarantees it won’t come back. |
