We've lived in our villa in Jumeirah for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces outside. The room always feels a bit damp, even with the AC running constantly. I’m worried it’s the start of a bigger problem, especially with the humidity coming back. What’s the best way to not just clean this, but to find and fix the root cause so it doesn’t come back?

Good question. This is a common issue in villas here, especially in older areas of Jumeirah. That persistent damp feeling is your biggest clue that this isn't just a surface issue you can wipe away.

First, do not just bleach it. This will only temporarily remove the visible stain and can push spores into the air. The root cause is almost always excess moisture. In your case, with the mold on an external wall, the primary suspects are: 1) A hidden plumbing leak from an adjacent bathroom or pipe chase, or 2) More likely, thermal bridging and condensation due to the significant temperature differential between our intense outdoor heat and your cooled interior. The wall might lack proper insulation or have a minor crack, allowing humid air to infiltrate and condense on the cooler internal surface.

To find the root cause, a professional inspection is absolutely necessary. We use three key tools: a thermal imaging camera to identify cold spots (thermal bridges) and moisture trapped inside the wall cavity; a borescope to visually inspect inside the wall for hidden mold growth; and a moisture meter to get precise readings of the moisture content within the wall structure itself. This is crucial for Dubai's climate.

Fixing it requires addressing the source. This could mean sealing cracks in the building envelope, improving insulation to prevent condensation, repairing any leaks, and then performing proper remediation of the affected area, including possibly removing and replacing damaged drywall.
