AC mold in Jumeirah villa: DIY or professional remediation needed?« Back to Previous Page

Our master bedroom AC unit in our Jumeirah villa has been leaking a bit, and now we’ve found black spots growing on the back of the wardrobe and the wall behind it. We tried wiping it with vinegar, but the musty smell comes back every time we turn on the AC. Is this something we can handle ourselves with a good cleaner, or do we absolutely need to call a professional mold remediation company, and what kind of cost are we looking at for a room this size?

Based on your description, this is a textbook case that absolutely requires professional intervention. The black spots you're seeing are likely Stachybotrys or Aspergillus, both common in AC-related leaks here in Dubai. The key issue is that you've only addressed the surface mold on the wardrobe; the real colony is almost certainly thriving within your AC ductwork and inside the wall cavity behind it, which is why the smell returns when the AC kicks on. Vinegar or DIY cleaners only bleach the surface and do not address the root cause or the mycotoxins.

In the UAE, especially in humid coastal areas like Jumeirah, this problem escalates quickly. DIY attempts can actually make it worse by releasing a massive amount of spores into the air when disturbed, leading to potential health issues and cross-contamination. Proper remediation requires containment with negative air pressure, HEPA filtration, antimicrobial treatment of the entire AC system (including the evaporator coils and ducts), and removal of contaminated porous materials like the drywall.

For a master bedroom of a standard villa size, a professional remediation project can range from AED 3,500 to AED 8,000+. This cost is justified as it includes a full inspection, moisture mapping, proper containment, safe removal, and a post-remediation verification test to ensure the air quality is safe—a crucial step per Dubai Municipality guidelines.

You need to stop using that AC unit immediately to prevent further spread. For a proper assessment and quote, you should call a certified company. We can send an expert to your villa to conduct a full inspection.
