Is DIY AC maintenance enough for landlord's certificate?« Back to Previous Page

My landlord in Discovery Gardens is on my case to get my annual AC maintenance certificate from a certified technician. I’ve always just cleaned the filters myself and the unit seems to be running fine, no weird noises or anything. I just don't want to get charged a huge fee for something I might be able to do on my own. Is a certified AC service really mandatory for the certificate, or can I just do the basic maintenance and get it signed off?

As a specialist in building environmental compliance here in Dubai, I can confirm that DIY maintenance is almost certainly not sufficient for your landlord's required certificate. In the UAE, specifically under Dubai Municipality regulations, an Annual Maintenance Contract (AMC) from a certified provider isn't just a landlord preference; it's a standard tenancy requirement tied to health, safety, and building preservation.

Your filter cleaning is a great supplemental practice, but a certified technician does far more. They conduct critical electrical safety checks on capacitors and connections, assess refrigerant gas pressure and levels (which you cannot legally handle without certification), clean the internal evaporator and condenser coils—a common source of microbial growth in our high-humidity climate—and verify the condensate drain line is clear to prevent water leakage and potential mold issues inside the wall. A certificate from a certified firm is a legal document that validates all these checks were performed to a standard that protects the building asset.

While your unit seems fine, underlying issues like a slow refrigerant leak or a partially blocked drain line aren't always apparent until they cause significant damage. Your landlord's demand is standard practice to mitigate these risks. To avoid any disputes or charges, your safest and most compliant path is to engage a Dubai-approved HVAC service provider.
