How to permanently fix AC leak and clean mold?« Back to Previous Page
|
Our AC unit in the bedroom has been leaking a bit of water onto the carpet for a few days, and now there's a dark, greenish-black patch that feels damp and smells really musty. I'm worried this is mold water and I've wiped it dry a couple of times but it keeps coming back. What's the best way to permanently clean and dry this area to stop the mold from growing and spreading?

Based on the description of a greenish-black patch and a persistent musty smell, you are absolutely dealing with active mold growth resulting from the AC condensate leak. This is a very common issue in Dubai due to our high humidity levels, which provide the perfect environment for mold when combined with a water source. Simply wiping the surface is insufficient as the mold has penetrated the carpet fibers and, critically, the underlying carpet underlay/pad, which acts like a sponge.
The permanent fix is a two-part process: stopping the water source and properly remediating the mold. First, you must address the AC leak. This is often caused by a clogged condensate drain line, a damaged drain pan, or a refrigerant issue causing excessive icing. This repair should be handled by a certified HVAC technician to ensure it's resolved correctly and to prevent future occurrences. For the mold, this is not a DIY cleaning job. The carpet underlay is likely saturated and cannot be effectively dried in place. UAE health and safety guidelines, similar to international IICRC standards, recommend that porous materials like carpet and padding that have been chronically wet and show visible mold growth must be removed and disposed of properly. Attempting to clean it will only aerosolize the spores, potentially spreading the contamination to other areas of your home and affecting your indoor air quality. The correct remediation process involves containment of the area, HEPA vacuuming, professional-grade antimicrobial treatment, and removal of the affected materials. After the area is treated and the subfloor is thoroughly dried and cleaned, new underlay and carpet can be installed. Given the health risks associated with mold exposure, especially Stachybotrys (black mold), I strongly recommend a professional inspection and remediation. Our certified technicians can identify the full extent of the problem and ensure it's solved permanently and safely.
