Can I clean AC mold myself or need a professional?« Back to Previous Page

My kids have been coughing and I suspect it's our AC unit. I just opened the main panel on the air handler in our Jumeirah villa and found a ton of black mold around the chiller coils. It’s been super humid for the last month and I think that’s the cause. Is this something I can tackle myself with a good cleaner, or do I absolutely need to call a professional HVAC company to handle it?

Okay, this is a serious situation you've described, and I strongly advise against a DIY approach here. What you're seeing on the chiller coils is a significant microbial growth issue, and it's very likely the cause of your kids' coughing.

In the UAE's extreme humidity, AC units are prime locations for mold, especially on the cold, condensing surfaces of the evaporator coils. The black substance could be mold, but it could also be a mix of other microbial contaminants like bacteria. Using a standard off-the-shelf cleaner is not sufficient. These products often just bleach the surface, making it look clean while the microbial roots (hyphae) remain deep within the coil fins. This will grow back quickly. More critically, the act of spraying can aerosolize millions of spores and contaminants, blowing them throughout your entire duct system and living space, which could severely worsen the air quality and health symptoms.

For a contamination event of this scale inside the air handler itself, professional remediation is absolutely necessary. We follow strict protocols per UAE standards (like the DM Guidelines and DHA requirements). This involves isolating the unit, using HEPA vacuuming to safely remove the bulk material, applying specialized EPA-approved biocides that penetrate and eradicate the growth at the root, and then using an anti-microbial coating to inhibit future growth. The entire duct system may also need cleaning.

Given the health symptoms and the extent of the problem, a professional inspection and remediation is the only safe and effective solution.
