How to dry waterlogged villa walls to prevent mold?« Back to Previous Page

Our ground-floor villa in The Springs had about a foot of water come in during the last storm, and even weeks later, the lower part of the walls in the living room feel damp and cold to the touch. We’ve had the AC on constantly but I’m really worried about mold starting to grow inside the walls. What’s the most effective way to dry out these cavity walls to prevent that from happening, and should we be tearing out the drywall?

The situation you're describing is extremely common here in Dubai after heavy rains, especially in ground-floor villas like those in The Springs. With a foot of water ingress, the gypsum board drywall and the insulation within the cavity walls have acted like a sponge, holding significant moisture. Running the AC is a good first step for ambient humidity control, but it is completely inadequate for drying saturated wall cavities. The damp, cold feeling weeks later is a major red flag for imminent mold growth.
The most effective method is to create ventilation within the wall cavity itself. This requires professional intervention. We use industrial-grade air movers and dehumidifiers strategically placed, but more critically, we perform strategic moisture mapping with thermal imaging and penetrating moisture meters to locate the wettest areas. Small inspection holes are often drilled at the top and bottom of the wall cavity to allow for the insertion of ventilation tubes or injector dryers, which force dry air in and push moist air out. Simply tearing out all the drywall is often unnecessary and creates a huge mess; targeted removal based on moisture readings is the smarter approach. Under UAE guidelines, especially from Dubai Municipality, prolonged moisture and mold can constitute a public health concern. I strongly recommend a professional inspection immediately to assess the extent of the saturation before microbial growth begins. Our teams are equipped with the specific technology needed for this exact scenario. Please call us for a detailed assessment at 800-MOLDS or email hello@saniservice.com. Waiting longer significantly increases the cost and complexity of the remediation. |
