What's the safest way to clean mold from my AC leak?« Back to Previous Page

Our AC unit in the living room of our Jumeirah villa has been leaking a little bit for a couple of months, and we just pulled the couch away to find a patch of black and green fuzzy mold on the back of the skirting board. With the humidity rising again, I'm worried it will spread. What's the safest way for me to clean this myself without risking my family's health?

Hey there. That's a very common issue we see here in Dubai, especially in villas in areas like Jumeirah with the high humidity. Dealing with an AC leak is the priority, but you're right to be cautious about the mold. Here’s the safest protocol for a small, isolated patch like you've described.

First, safety is paramount. You MUST wear an N95 mask, nitrile gloves, and protective goggles. Do not skip this. For cleaning, a solution of distilled white vinegar and water (50/50 mix) is effective and safer than bleach for porous surfaces like wood skirting. Spray it on, let it sit for 15 minutes, then scrub with a stiff brush. Dry the area completely with a fan immediately after. The key is moisture control; if it stays damp, it will 100% come back.

However, a critical point: if that mold is on the back of the skirting, it is almost certainly also on the back of the drywall and possibly within the wall cavity itself. Surface cleaning is a temporary fix. The leak must be repaired by a certified AC technician first. With the humidity rising, the hidden mold will continue to grow and can significantly impact your indoor air quality, potentially causing health issues.

For peace of mind and to ensure it's truly resolved, a professional inspection is strongly advised. We use thermal imaging cameras and borescopes to see inside walls and assess the full extent of the contamination safely. If the area is larger than a square foot, or if anyone in the home has respiratory issues, please do not attempt this yourself.

Call us at 800-MOLDS (800-66537) for a consultation. We can guide you over the phone or schedule a thorough inspection to make sure your villa is safe for your family.
