How to permanently fix black mold in closet corner?« Back to Previous Page

We've lived here for 2 years and just noticed black spots forming in the corner of our master bedroom closet, which is on an exterior wall. It’s definitely worse since the humidity started rising a couple of months ago, and I’m worried it’s the AC unit’s fault or a leak. What’s the best way to tackle this and, more importantly, what steps can we take to stop it from coming back for good after we clean it?

Good question. This is a very common issue here in Dubai, especially with the high humidity and our building construction methods. That black spot in your closet corner is a classic sign of a surface condensation issue, likely exacerbated by the recent humidity spike.

First, safety: do not attempt to clean it with bleach. Bleach doesn't kill mold on porous surfaces like drywall and can actually aggravate the spores. For a small area, a solution of distilled white vinegar or a specialized mold cleaner can be used on non-porous surfaces, but you need to wear an N95 mask and gloves.

However, cleaning is just treating the symptom. The permanent fix requires addressing the root cause. Since it's on an exterior wall, the problem is likely a thermal bridge. The wall is significantly colder than the indoor air, and when the humid air from your room enters the cooler closet, it condenses on that cold surface, creating the perfect environment for mold. Your AC might be set too cold, or more likely, the closet's ventilation is poor, trapping that humid air.

To stop it from coming back:
1. Improve air circulation. Leave the closet doors open periodically and consider a small battery-operated dehumidifier or moisture absorber inside.
2. Check your AC settings. Ensure it's dehumidifying properly. A faulty AC unit that isn't removing humidity is a major culprit.
3. For a long-term solution, the wall may need to be professionally treated with anti-mold coating or have its insulation improved to prevent the thermal bridging.

Given it's been growing for a while and is on an exterior wall, I strongly recommend a professional inspection. We need to rule out a more serious hidden leak from the AC condensate drain line or a breach in the building envelope, which is regulated under Dubai's strict health and safety standards for properties. Our certified inspectors use thermal imaging cameras to pinpoint the exact moisture source without guesswork.
