Is landlord responsible for fixing a wall mold leak?« Back to Previous Page

The corner of our master bedroom closet, the one that shares a wall with the bathroom, has been getting this black fuzzy mold for months. I keep wiping it away with bleach, but it just comes back stronger a week later, and the damp, earthy smell is starting to spread to our clothes. We’re in an older building in Deira and I’m worried the leak is inside the wall. Is the landlord responsible for fixing the leak and the damage, or is treating the surface mold myself considered enough?

Based on your description, this is a classic case of a persistent moisture intrusion, not just a surface issue. That recurring black fuzzy mold and the damp, earthy smell are major red flags. Using bleach is a common mistake; it only bleaches the visible spores on the surface but does not address the root moisture problem or kill the hyphae (the root system) growing deep within the building materials.

In the UAE, specifically under Dubai Law No. 26 of 2007 (as amended) regulating the relationship between landlords and tenants, the landlord is unequivocally responsible for the maintenance of the property's core structure. This includes the integrity of walls, plumbing, and waterproofing. Since the mold is recurring from a wall shared with a bathroom, the source is almost certainly a hidden plumbing leak or a failed waterproofing membrane inside the wall. This is a structural defect, making it the landlord's legal obligation to investigate and repair the leak at its source.

Your responsibility as a tenant is typically limited to general cleanliness and reporting such issues promptly. Surface wiping is not considered adequate remediation for a structural leak.

You must stop using bleach and contact your landlord in writing immediately, detailing the issue and the suspected internal leak. We strongly recommend a professional inspection. Our certified experts use thermal imaging cameras and moisture meters to pinpoint the exact source of the leak behind the wall without unnecessary damage. This evidence is crucial for holding the landlord accountable.

For a proper assessment and to document the issue for your landlord, call our specialists at 800-MOLDS (800-66537) or email hello@saniservice.com. Letting this continue can lead to significant health risks and structural damage.
