AC leak causing black mold: landlord or tenant responsibility?« Back to Previous Page
|
The AC unit in my master bedroom in Jumeirah Village Circle has been leaking a bit, and now I’m starting to see black spots along the bottom of the wall behind the wardrobe. It’s been getting worse since the humidity spiked a couple of weeks ago. Is it my responsibility as a tenant to clean this and fix the AC, or should I be contacting my landlord immediately about this?

Based on the UAE Civil Code and standard tenancy contract terms, the responsibility for fixing the AC unit itself falls squarely on the landlord, as it is a structural fixture of the property. The resulting water leak and the mold growth it has caused are direct consequences of that maintenance failure.
However, as a tenant, you have an obligation to report this issue to your landlord or property management company immediately and in writing (email is best for a paper trail). Delaying this notification could potentially make you liable for further damage. The black spots you're seeing are almost certainly mold, and given the high humidity we're experiencing, it will continue to spread rapidly behind that wardrobe, potentially into the wall structure itself. Do not attempt to clean this yourself. Disturbing mold without proper containment and PPE can cause spores to become airborne and spread throughout your bedroom, worsening the problem. This requires professional assessment and remediation. Your first step is to contact your landlord today. Your second step is to call a professional mold inspection company like ours. We can provide a detailed report identifying the type and extent of the mold, which is crucial evidence for your landlord and for ensuring the remediation is done correctly to Dubai Municipality standards.
