How to treat and prevent mold in Dubai closet?« Back to Previous Page

We've been in our Jumeirah villa for about five years, but this past winter I started noticing black speckles in the corners of our master bedroom closet, which is on the outside wall. The smell is really musty in there now, especially when the AC isn't running. We had a bit more humidity than usual this season and I'm worried it's going to spread. What's the most effective way to treat this existing mold and prevent it from coming back next winter, specifically for a built-in closet on an exterior wall?

Based on your description, this is a classic case of interstitial condensation, extremely common in Dubai villas, especially on exterior walls where thermal bridging occurs. The built-in closet restricts air circulation, allowing humidity to condense on the cooler wall surface behind it, creating the perfect environment for mold growth.

First, do not attempt to simply wipe it with bleach. This will only remove the surface discoloration, not the root hyphae, and the spores will return quickly. For treatment, the closet must be emptied. The affected area needs to be isolated and treated with an EPA-approved fungicidal encapsulant, which kills the mold and creates a protective barrier. This is a job for professionals with the correct PPE and containment protocols to prevent cross-contamination.

For long-term prevention, you must address the moisture source. The high humidity inside the closet is the key issue. We recommend three things:
1. Improve Airflow: Install a small, louvered door or ventilation grilles on the closet door to allow conditioned air to circulate.
2. Dehumidify: Run a standalone dehumidifier in the bedroom during the more humid winter months, especially targeting 45-55% relative humidity.
3. Thermal Upgrade: Consider having a specialist assess the exterior wall for potential insulation upgrades to reduce the cold surface temperature that causes condensation.

Given the musty odor, which indicates a established colony, a professional inspection is strongly advised to assess the full extent behind the walls. We follow strict Dubai Municipality guidelines for assessment and remediation.
