Can I change my low-flow showerhead in a Dubai rental?« Back to Previous Page

My landlord installed these low-flow showerheads a few months back to be more eco-friendly, but now the water pressure is so weak it takes forever to rinse shampoo out of my hair. I’m wondering if I’m allowed to switch it back to the old one myself or if I need to get his permission first, since it's a rental in Jumeirah. What’s the standard procedure here for making a sustainable change that just isn't working for us?

As a specialist in building compliance and tenant-landlord regulations here in Dubai, this is a common issue we encounter, especially with older plumbing systems not optimized for modern eco-fiendly fixtures.

First, the legal aspect: Under the standard Dubai rental contract (EJARI), tenants are generally prohibited from making alterations to the property without the prior written consent of the landlord. This includes replacing fixed fixtures like showerheads, even if you are swapping it for another one you own. Doing so without permission could technically be a breach of contract.

The core of your problem, however, is likely not the showerhead itself but the system's compatibility. Low-flow fixtures require higher dynamic water pressure to function correctly. In many older Jumeirah villas, mineral buildup in pipes or inadequate booster pump performance means these fixtures can't achieve their designed performance, resulting in the poor flow you're experiencing.

The correct procedure is to formally notify your landlord of the issue in writing. Frame it not as a complaint about the eco-friendly initiative, but as a functionality problem that is impacting your use of the property. Propose the solution: request permission to temporarily revert to the previous showerhead until a professional can assess the plumbing system's pressure. A truly sustainable solution might involve a pipe descaling service or a pressure audit, which we offer.

For persistent water pressure or water quality issues that could indicate larger plumbing concerns, a professional inspection is wise.

If communication with your landlord stalls, you can call 800-MOLDS for further guidance on tenant rights, or our team at Saniservice can conduct an independent pressure assessment to provide a technical report.
