How to remove and prevent black mold in Dubai?« Back to Previous Page
|
We've lived in our villa in Jumeirah for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the outer wall. It wasn't there during the summer, but appeared after the last bout of humid weather. I'm worried it's spreading behind the clothes and I want to get it properly sorted before it becomes a bigger problem. What is the most effective way to remediate this and, more importantly, how can we prevent it from coming back in Dubai's climate?

Good question. This is a very common issue in Dubai, especially in villas in older, coastal areas like Jumeirah. The black patch you're seeing is likely a surface mold, often Cladosporium or Aspergillus, feeding off organic material in the dust or the building materials themselves, exacerbated by the high humidity we've had.
For remediation, here's the correct approach: First, do not just wipe it with bleach. This will only remove the surface discoloration but not the root structure (hyphae), and the moisture will cause it to return. It can also push spores into the air. For a small, contained patch (less than 1m²), you can carefully clean it yourself. Wear an N95 mask and gloves. Use a dedicated mold remediation cleaner or a solution of white vinegar and water. Scrub the area gently, then dry it thoroughly with a fan. Bag and dispose of any porous materials (like cardboard boxes) that are contaminated. However, since you mentioned it's on an outer wall and appeared after humid weather, the cause is almost certainly condensation due to a temperature differential between the air-conditioned closet and the warm, humid outside air. This is a classic problem here. Simply cleaning it won't prevent recurrence. You MUST identify and eliminate the moisture source. A professional inspection is highly recommended for this. We use thermal imaging cameras to pinpoint exactly where the condensation is occurring and hygrometers to measure the humidity levels within the wall cavity. There could be a minor insulation issue or a tiny breach in the vapor barrier that's allowing moist air to penetrate. Prevention is key in our climate. For that closet, ensure there's adequate air circulation. Don't pack clothes tightly against the wall; leave a gap. Consider using a renewable desiccant dehumidifier (like those silica gel units) inside the closet to control micro-climate humidity. For the whole villa, ensure your AC is serviced regularly and is powerful enough to manage the indoor humidity levels, keeping them below 60%. If the mold is extensive, behind the drywall, or you simply want it handled correctly from the start with a guarantee, please call our specialists. We can conduct a full assessment and provide a certified remediation report, which is often needed for property transactions here in the UAE.
