Is black mold in my Dubai apartment the landlord's responsibility?« Back to Previous Page
|
We've lived in our Jumeirah apartment for two years and just noticed a patch of black mold in the corner of our master bedroom closet. It's been incredibly humid the last few weeks and the closet is on an exterior wall. I wipe it away with vinegar but it keeps coming back. Am I responsible for fixing this or is it my landlord's job to handle the underlying cause?

Based on UAE rental law, specifically Law No. (26) of 2007, the landlord is responsible for maintaining the structural integrity of the property, which includes addressing issues that lead to mold growth, such as water leaks, rising damp, or faulty waterproofing. This is a fundamental part of providing a habitable dwelling.
However, the tenant is responsible for maintenance resulting from misuse or negligence, such as failing to ventilate the property adequately, especially during periods of high humidity like we experience in Dubai. Your situation in Jumeirah is a classic example of a potential grey area. The fact that the mold is on an exterior wall strongly suggests an underlying moisture intrusion issue, like a hidden pipe leak or a breach in the building envelope's waterproofing – which is almost certainly the landlord's responsibility to investigate and rectify. Wiping it with vinegar is a temporary surface fix; it does not address the moisture source. The mold will continue to return until the root cause is solved. I highly recommend you formally notify your landlord or property management company in writing immediately. Include clear photographs. Request a professional inspection to identify the source of the moisture. For a definitive assessment and to document the issue for your landlord, our certified mold inspectors can perform a comprehensive evaluation, including moisture mapping and air quality testing, to pinpoint the exact cause. This provides the evidence needed to ensure the correct party addresses it properly. Call 800-MOLDS or email hello@saniservice.com to schedule an inspection. |
