How to remove black mold in Dubai villa and prevent it?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold creeping up the corner of our master bedroom closet. It's the wall that faces the outside, and it’s been worse since last week’s humidity spike. What’s the best way to treat this ourselves and stop it from coming back for good?

Good afternoon. Thank you for your question; this is a very common issue we encounter in Jumeirah villas, especially following humidity spikes like the one we just had.

The black mold you're seeing is a symptom of a persistent moisture problem. Given its location on an exterior wall, the primary culprit is likely thermal bridging—where the concrete structure, acting as a "cold bridge," cools down behind your closet. When the warm, humid Gulf air (we're often at 80-90% RH externally) hits this cold surface, it condenses, creating the perfect environment for mold growth like Cladosporium or Aspergillus.

For a small patch (under 1 sq. ft.), you can attempt remediation yourself. Wear an N95 mask, gloves, and safety glasses. Isolate the area with plastic sheeting. Scrub the affected surface with a solution of detergent and warm water—avoid bleach as it only bleaches the surface and does not kill the roots, and its fumes can be dangerous in an enclosed space. After cleaning, the area must be thoroughly dried.

However, DIY is a temporary fix. To stop it for good, you must address the root cause: the surface condensation. This requires a professional assessment to identify the exact point of infiltration and the thermal performance of that wall. Solutions may include improving external cladding seals, applying internal vapor barriers, or enhancing ventilation in that cavity.

For a recurring issue like this, a professional inspection is strongly recommended. We use thermal imaging cameras to pinpoint exactly where the cold spots and moisture intrusion are occurring, which is crucial for a permanent solution. The UAE's DM guidelines for building envelope performance are strict for this very reason.

If you'd like us to take a look and provide a definitive remediation plan, please don't hesitate to call our team at 800-MOLDS or email hello@saniservice.com. We serve Jumeirah daily and can schedule a comprehensive assessment at your convenience.
