We’ve lived here for 2 years and just noticed a small crack has appeared in the outer wall of our villa in Al Barsha. With summer coming, I'm worried the heat will make it worse, but I don't know if this is something I can fix myself with some sealant or if it's a bigger structural issue that needs a report. What are the Dubai Municipality guidelines for this kind of external repair, and is it mandatory to hire a certified contractor to get it approved?

Good question, and a very common concern here in Al Barsha with our extreme summer cycles. A crack in the outer wall is definitely not something to ignore.
First, Dubai Municipality (DM) guidelines are very clear: any structural repair or modification to the external envelope of a building requires approval. While a hairline cosmetic crack might not immediately trigger this, the key is determining if it's structural. The brutal summer heat causes significant thermal expansion and contraction in building materials, which can turn a small crack into a major issue. Pouring sealant into a structural movement joint is a temporary fix at best and will likely fail, potentially voiding any warranties. My professional recommendation is to always get a certified inspection. We use specialized tools like crack monitors and borescopes to assess the depth, movement, and cause. If the crack is wider than 2-3mm, is diagonal, or you notice sticking doors/windows, it's almost certainly a structural matter that needs a proper report for DM submission. Only DM-approved contractors with the correct classification can carry out this work and obtain the necessary No Objection Certificates (NOCs).
