How to permanently remove black mold from AC closet?« Back to Previous Page

The AC in my bedroom closet has been leaking a little for a while, and now I’ve found a patch of black mold on the back wall and on some of my shoes. I got a company to clean it, but I’m terrified it’s just going to come back with the humidity. What’s the most effective way, beyond just cleaning the surface, to ensure the mold in that enclosed space is completely gone for good?

The recurring black mold growth in your AC closet is a common issue in Dubai due to our extreme humidity and year-round AC operation, which creates significant condensation. The surface cleaning you received is only a temporary fix. Permanent removal requires a multi-step remediation process rooted in industry standards.

First, the root cause—the AC leak—must be identified and repaired by a certified HVAC technician. Without this, the moisture source remains. For the mold itself, effective remediation is not just cleaning; it's containment and removal. The enclosed space must be sealed with polyethylene sheeting to prevent spore dispersal. The affected drywall is likely compromised and should be carefully removed and disposed of, as mold hyphae penetrate porous materials. Non-porous surfaces like the AC unit and closet framework require abrasive cleaning with EPA-approved biocides, followed by an antimicrobial coating to inhibit future growth.

Crucially, a HEPA vacuum and air scrubbing unit must run during and after the process to remove airborne particulates. Surface cleaning alone is insufficient. Given the health risks associated with Stachybotrys (black mold) and Dubai's strict environmental health regulations, this is not a DIY project. A professional inspection is mandatory to assess the full extent of contamination.
