AC leak causing black spots and smell: fix and clean?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water, and now I'm finding these small black spots along the bottom of the wall behind the sofa. It's been so humid the last few weeks that the smell in the room is getting really damp and earthy. What's the best way to clean this off the painted wall and, more importantly, who should I call to fix the AC unit itself to stop it from happening again?

Based on the symptoms you've described—black spots, a damp, earthy smell, and a known AC leak in Jumeirah Village Circle—you are almost certainly dealing with a mold infestation, a common issue in Dubai's high-humidity climate where AC units are under constant strain.

The black spots are likely Stachybotrys chartarum (black mold) or Aspergillus, which thrive in the persistent dampness caused by condensation leaks. The earthy smell is a clear indicator of microbial volatile organic compounds (MVOCs) released by active mold colonies.

Do not attempt to clean this yourself with bleach or generic cleaners. On porous surfaces like drywall and paint, these methods only remove surface discoloration and can agitate spores, causing them to become airborne and spread. The underlying hyphae (root system) will remain, leading to rapid regrowth. The primary issue is moisture; without addressing the AC leak, any cleaning is futile.

For the AC unit, you must contact a certified HVAC technician to diagnose and repair the leak. Common causes in this region include a clogged condensate drain line, a damaged drain pan, or incorrect refrigerant pressure due to overworking in the extreme heat.

For the mold, this requires professional assessment and remediation. The UAE's DM guidelines and JAFZA standards for healthy buildings mandate that mold issues be handled by certified specialists to ensure complete removal and prevent cross-contamination. We strongly recommend a professional inspection to determine the full extent of the contamination, which may have spread into the wall cavity.
