How to permanently stop mold in my bedroom closet?« Back to Previous Page

My master bedroom closet, which is on the outside wall of our villa in Mirdif, has started getting a really strong damp smell every time the humidity spikes. I’ve found a few small black spots on some leather bags and shoes stored in the back. We run the AC constantly but it doesn't seem to help this one enclosed space. What’s the most effective way to stop this mold from spreading and prevent it from coming back for good?

The issue you're describing is a common and serious problem in Mirdif villas, directly related to Dubai's high ambient humidity and the specific construction of exterior walls. The strong damp smell and visible black spots indicate active microbial growth, likely due to a combination of condensation forming on the cooler exterior wall and insufficient air circulation within the enclosed closet space. Running the central AC often does not address these isolated, stagnant zones.

To permanently stop the mold, you must first address the moisture source. This requires a professional inspection with thermal imaging and moisture meters to identify if the issue is internal condensation or a potential leak in the building envelope, which is a critical distinction. For enclosed spaces like your closet, we recommend installing a supplementary moisture-absorbing product like a renewable desiccant pod and ensuring there is a small gap for air exchange between the closet door and the floor. However, these are temporary measures.

The most effective permanent solution is a multi-step remediation and mitigation process. All affected contents must be professionally hygienized. The closet itself requires remediation, which involves HEPA vacuuming, antimicrobial application, and potentially removing a section of the drywall to treat and seal the cavity from the inside to prevent future condensation. UAE regulations, particularly from the Dubai Municipality, have strict guidelines for such remediation work to ensure spores are not disseminated to other parts of the property.

Given the invasive nature of a permanent fix and the health risks of improper handling, this is not a DIY project. I strongly recommend a certified inspection to assess the full extent.
