Black bathroom grout and smell: DIY or call Dubai professional?« Back to Previous Page

The grout between the tiles in my master bathroom at our Jumeirah Village Circle apartment has turned completely black, and there's a persistent damp smell even with the exhaust fan running. It’s been getting progressively worse since the humidity spiked a couple of months ago. I’m worried it's a bigger issue behind the walls. Is this something I can tackle myself with cleaning products from Ace Hardware, or should I just call in a professional mold removal company in Dubai, and what would that likely cost for a standard-sized bathroom?

Based on the description of your Jumeirah Village Circle apartment, this is a classic case of a moisture issue exacerbated by Dubai's high ambient humidity and constant air conditioning use. The black discoloration in the grout is almost certainly active mold growth, and the persistent damp smell indicates a deeper problem that surface cleaning cannot resolve. The grout is porous, allowing moisture to penetrate and mold to establish a foothold, often spreading behind the tiles.

Attempting a DIY solution with products from Ace Hardware is a temporary fix at best. Bleach-based cleaners only remove surface discoloration but do not address the root moisture problem or kill the hyphal roots embedded deep within the grout and underlying wall structure. The humidity here will cause it to return quickly, often worse than before.

Given the persistent smell and progression, a professional inspection is strongly recommended. This suggests potential hidden moisture from a leaking pipe, failed waterproofing, or severe condensation within the wall cavity. Our standard inspection involves moisture meters, thermal imaging, and possibly borescope cameras to assess the wall interior, all following Dubai Municipality's strict health and safety guidelines for indoor air quality.

For a standard-sized bathroom in Dubai, professional remediation, which includes containment, HEPA vacuuming, antimicrobial application, and addressing the moisture source, typically ranges from AED 1,500 to AED 4,000, depending on the extent of the damage behind the tiles.
