AC leak causing mold; how to clean and who to fix?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a little water onto the carpet below the unit. I’ve been wiping it up, but now I’ve spotted a small patch of black mold starting to form on the base of the wall and the carpet edge is damp. I’m worried it will spread behind the skirting board. What’s the best way to clean this myself and who should I call to fix the AC leak to stop it for good?

The scenario you've described in Jumeirah Village Circle is a common yet serious issue in Dubai's climate. The persistent humidity and year-round AC use create a perfect environment for mold growth when condensation or leaks occur. The black mold you see is likely Cladosporium or Stachybotrys, which can proliferate rapidly behind skirting boards and into wall cavities if the moisture source isn't addressed.

For immediate, limited DIY cleaning on a non-porous surface like the wall base, you can use a solution of diluted detergent or a specialized mold cleaner. However, for porous materials like carpet and the underlying padding, surface cleaning is insufficient. The damp carpet pad acts as a reservoir for moisture and mold, which will inevitably regrow. The only effective DIY measure is to stop the leak and completely dry the area within 24-48 hours using dehumidifiers and fans to prevent further colonization.

Crucially, the root cause is the AC leak. This must be repaired by a licensed HVAC technician familiar with Dubai's regulations. The technician should inspect the condensate drain line for blockages, check the drain pan for cracks, and ensure the unit is properly insulated to prevent condensation.

Given the mold has already established itself on building materials, a professional inspection is strongly recommended. We use moisture meters and thermal imaging cameras to assess the extent of hidden damage behind the wall. Improper handling can aerosolize spores and spread the contamination. For a permanent solution that addresses both the visible growth and hidden moisture, our certified remediation team at Saniservice is equipped to handle this safely and effectively.
