Is mold inspection in my Dubai apartment my responsibility?« Back to Previous Page

The AC in our bedroom has been making this weird damp smell for a while now, and I finally pulled the filter out to find it’s covered in black and greenish dust. With the humidity lately, I’m worried there’s mold growing inside the unit or the ducts. As a tenant in a Jumeirah Village Triangle apartment, am I responsible for getting this inspected or is it my landlord's job to handle and pay for a professional mold inspection?

Based on the description of a persistent damp smell and visible black/greenish dust on the AC filter, your concerns are highly valid. This is a classic indicator of microbial growth, likely mold, within the AC system, a common issue in Dubai due to the high humidity and year-round AC operation which creates significant condensation.

Regarding responsibility, the Dubai Rental Law (Law No. 26 of 2007) generally places the obligation for major maintenance and repairs on the landlord. This includes the structural integrity of the property and the maintenance of central systems like air conditioning. As a tenant in Jumeirah Village Triangle, your responsibility is typically limited to minor maintenance, such as replacing AC filters. The discovery of potential mold growth inside the unit or ductwork falls squarely under major system maintenance. You should formally notify your landlord or property management company in writing of the issue immediately. They are obligated to address it to ensure the property remains habitable and to prevent further damage to their asset.

However, given the potential health implications and the technical complexity of inspecting inside AC units and ducts, we strongly advise against attempting any DIY inspection. Disturbing the growth can cause spores to aerosolize and spread throughout your apartment. A professional inspection is necessary to identify the species, source, and extent of contamination using tools like borescopes and air quality tests.
