Black mold in closet: professional cost or DIY safe?« Back to Previous Page

Our master bedroom closet on the outside wall of our villa in Jumeirah has started to show these black speckles along the bottom, and it’s spreading up the wall. It started right after that period of heavy dew we had last month and the room has felt really damp ever since, even with the AC running constantly. I’m worried about our clothes and my son’s allergies. For a closet space about 2m x 3m, what’s the realistic cost range to get this professionally treated and is it something I can safely handle myself with bleach and a mask?

Based on your description of the black speckles spreading up an exterior wall in Jumeirah following a period of high humidity, this is a classic case of condensation-induced mold growth, extremely common in Dubai's climate. The exterior walls of villas are prone to thermal bridging, where the intense outdoor heat meets the cooled interior air from your AC, creating a perfect environment for condensation within the wall cavity, especially during periods of high dew point.

A DIY approach using bleach is strongly discouraged. Bleach is ineffective on porous surfaces like drywall and wood, as it only bleaches the surface mold without addressing the root hyphae. More critically, it introduces excessive moisture, exacerbating the problem, and the fumes are hazardous in an enclosed space. A simple mask offers no protection against mycotoxin inhalation during disturbance.

For a 2m x 3m closet, professional remediation is essential. The cost is not just for cleaning the visible growth but for a full protocol: identifying and rectifying the moisture source (often requiring a thermal imaging inspection), containing the area to prevent spore migration, removing and disposing of contaminated porous materials (like the affected drywall and possibly insulation), HEPA vacuuming, and applying specialized antimicrobial agents. For a job of this nature, you should expect a realistic cost range between AED 2,500 to AED 5,500, depending on the extent of damage behind the wall.

Given your son's allergies, this is a health priority. We recommend an immediate professional inspection to assess the full scope.
