Should I report recurring bathroom mold to my landlord?« Back to Previous Page
|
We've been in this Jumeirah Village Circle apartment for about a year, and the grout between the bathroom tiles has been getting these black spots for the last couple of months. The ventilation isn't great in there, and it's gotten worse since the weather got more humid. I clean it with bleach, but it just comes back in a week. Is this something I should be reporting to my landlord, or is dealing with mold just a normal part of tenant maintenance here?

Based on my professional experience in environmental inspection and remediation in Dubai, recurring bathroom mold is a significant health and structural concern that you absolutely should report to your landlord. This is not considered normal tenant maintenance, especially in a high-humidity climate like the UAE.
The black spots you describe in your Jumeirah Village Circle apartment are likely Stachybotrys or Aspergillus, common in bathrooms with poor ventilation. Bleach is a superficial solution; it removes the surface discoloration but does not address the moisture source or the hyphae (root system) penetrating the porous grout. The persistent return indicates an underlying issue, most likely inadequate mechanical ventilation that cannot handle the humidity generated by showers and the region's climate, particularly during the more humid summer months. Under typical Dubai rental contracts (EJARI), the landlord is responsible for maintaining the property's structure and essential systems, which includes ensuring proper ventilation and addressing issues arising from construction defects or inadequate maintenance of building systems. A chronic mold problem caused by insufficient ventilation falls into this category. I strongly recommend you formally report this in writing to your landlord or property management company. Request that they address the root cause, which will likely involve inspecting and potentially upgrading the bathroom's extractor fan to meet the required Air Changes per Hour (ACH) for a wet room in our climate. For a definitive assessment of the mold species and the extent of the contamination, a professional inspection is advised. We at Saniservice can provide a comprehensive assessment, including moisture mapping and air quality testing, to document the issue for your landlord and propose a permanent remediation solution.
