Is black mold from AC leak urgent to clean?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the wall behind the sofa. I just pulled the furniture out and found a patch of black mold about the size of my hand on the skirting board. With this humidity, how urgent is it that I get this professionally cleaned, or can I handle it myself with bleach this weekend?

Based on the climate in Dubai, where high humidity and constant AC use create an ideal breeding ground for mold, this situation requires immediate professional attention, not a DIY approach. The black patch you've found is a visible indicator of a larger problem. The AC leak has introduced moisture into the building materials (the wall and skirting board), and mold growth is likely occurring within the wall cavity itself, far beyond what is visible.

Using bleach is strongly discouraged. It is ineffective on porous surfaces like wood and drywall, as it only bleaches the surface mold without addressing the root colony. More critically, it can release a high volume of mold spores and toxic fumes into your indoor air, potentially exacerbating health risks. In an enclosed space like an apartment, this is a significant concern.

According to UAE standards for indoor environmental quality, prolonged exposure to mold like Stachybotrys (black mold) can lead to serious respiratory issues, allergic reactions, and other health problems. The urgency is high because the continuous moisture from the AC leak means the colony will keep growing.

The correct protocol involves a professional inspection to assess the full extent of contamination, identify and repair the AC leak source, and then execute a controlled remediation process. This includes containment of the area, HEPA filtration to capture airborne spores, and the proper antimicrobial treatment of affected materials. For a situation like this in Jumeirah, I highly recommend contacting our specialists at Saniservice for a comprehensive assessment.
