How to permanently remove recurring black mold in closet?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside, and it came back even after I wiped it down with bleach a few weeks ago. I'm worried it's coming from inside the wall or a leaky AC unit. What's the most effective way to permanently kill the mold and stop it from returning in our humid climate?

The recurring black mold in your closet is a classic symptom of a persistent moisture source, which is common in Dubai's humid climate. Bleach is ineffective for porous surfaces like drywall as it only bleaches the surface hyphae, leaving the root structure intact. The fact it returned confirms this. Given its location on an exterior wall, the primary suspect is either interstitial condensation within the wall cavity due to the extreme temperature differential between the air-conditioned interior and the external heat, or a leak from the AC drain line/ductwork running in that space.

A permanent solution requires a systematic approach. First, the moisture source must be identified and eliminated. This requires a professional inspection, often involving thermal imaging to detect cold spots and condensation, and moisture meters to pinpoint water intrusion. Second, the affected drywall and insulation are likely compromised and must be removed under containment to prevent cross-contamination. The framing behind must be HEPA vacuumed and sanded. Third, all surfaces are treated with an EPA-approved antimicrobial coating, not bleach. Finally, the area is rebuilt with new, mold-resistant drywall.

For a case like this, DIY methods are insufficient and can exacerbate spore dispersal. All remediation work in the UAE should comply with DM guidelines and standards like IICRC S520. Given the high probability of concealed growth, I strongly recommend a professional assessment. Our team at Saniservice can perform a comprehensive inspection to identify the exact moisture pathway and provide a certified remediation protocol to permanently resolve the issue.
