Black mold in closet from AC leak: DIY or professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading in the corner of our master bedroom closet, and it's started to smell damp. I think it's from the AC unit on the other side of the wall, maybe a leak. I tried wiping it with vinegar but it came back worse. Is this something I can handle myself with stuff from Ace Hardware, or do I need to call a professional company and what's a reasonable price for a job like this in a one-bedroom apartment in Jumeirah?

Based on your description, this is a classic case of mold growth driven by a hidden AC condensate leak, a very common issue in Dubai due to the year-round reliance on air conditioning and high ambient humidity. The fact that wiping it with vinegar caused it to return worse is a critical indicator. This means the moisture source is still active, and you've only agitated and spread the microscopic spores.

A DIY approach with products from a hardware store is not advisable. Over-the-counter sprays are superficial biocides; they may bleach the visible growth but will not address the root cause—the water leak—or the spores that have now been disseminated. More importantly, improper handling can significantly exacerbate cross-contamination throughout your apartment, turning a localized problem into a widespread one. UAE regulations, particularly from Dubai Municipality, emphasize proper containment and disposal for mold remediation to protect indoor air quality and building integrity.

A professional inspection is absolutely required. A certified inspector will use thermal imaging and moisture meters to pinpoint the exact location and extent of the leak behind the wall and assess the full scope of contamination. The remediation process will involve isolating the area, removing affected porous materials (e.g., drywall, insulation), HEPA vacuuming, and antimicrobial treatment of the structure. For a one-bedroom apartment with a contained issue like a closet, a reasonable price for a complete professional inspection and remediation can range from AED 2,500 to AED 5,000, depending on the extent of the damage behind the wall.

Given the potential health risks and property damage, I strongly recommend you cease DIY efforts and contact a professional team. For a certified inspection and a precise quote, call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com. They are equipped to diagnose the AC leak source and perform the necessary remediation to Dubai Municipality standards.
