Is black mold from AC leak an urgent problem?« Back to Previous Page

The AC in our Jumeirah apartment has been leaking a bit onto the carpet in the hall closet for a couple of months. I finally opened it up today and found a patch of fuzzy black spots all around the drip pan and on the surrounding wall. Given the humidity here and how much we run the AC, how quickly do I need to get a professional to deal with this?

Based on my professional experience in mold inspection and remediation in the UAE, yes, black mold resulting from an AC leak is an urgent problem that requires immediate attention.

The warm, humid climate of Dubai creates an ideal environment for mold proliferation, especially within AC systems where condensation is constant. The fuzzy black growth you describe around the drip pan is a significant biohazard. This mold releases microscopic spores into the air, which are then circulated throughout your apartment every time the AC unit operates. Prolonged exposure to these spores can lead to serious health issues, particularly respiratory problems, allergic reactions, and aggravated asthma.

Given that the leak has persisted for months, the contamination is likely more extensive than what is visible. Mold can infiltrate the HVAC ductwork, insulation, and the structure of the wall itself. DIY cleaning is strongly discouraged, as improper handling will aerosolize the spores and exacerbate the contamination.

In accordance with Dubai Municipality's public health and safety regulations, such biological contamination must be addressed by certified professionals to ensure it is eradicated safely and effectively, preventing recurrence. The team at Saniservice is trained in advanced containment and remediation protocols specifically for the UAE's climate. We conduct a thorough inspection, including air quality testing, to determine the full extent of the problem before executing a precise remediation plan.

I recommend you cease using that AC unit immediately and call for a professional inspection. Please contact our specialists at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an assessment.
