How to permanently remove mold from AC wall leak?« Back to Previous Page

The AC unit in our master bedroom in Jumeirah Lakes Towers has been leaking a bit, and now we've got these black spots appearing on the wall behind the curtain. It’s been really humid the last few weeks and the musty smell is starting to get strong. What's the best way to permanently clean this and stop the mold from just coming back after we wipe it down?

The black spots you're describing are a classic sign of a mold colony, likely Cladosporium or Stachybotrys (black mold), fueled by the AC condensate leak and Dubai's high ambient humidity. This is not a surface issue; the moisture has penetrated the gypsum board and possibly the insulation behind it, making a simple wipe-down ineffective and potentially dangerous as it aerosolizes spores.

Permanent removal requires a systematic, technical approach. First, and most critically, you must stop the moisture source. The AC unit's condensate drain line is likely clogged or the drain pan is cracked. A certified HVAC technician should be engaged to repair the leak at its source. Until this is fixed, any remediation is temporary.

For the mold itself, DIY cleaning with bleach is strongly discouraged. Bleach does not kill mold on porous surfaces and can add moisture, exacerbating the problem. The remediation process involves isolation of the affected area with polyethylene sheeting to prevent cross-contamination, HEPA vacuuming of all surfaces, and the careful removal of contaminated porous materials like the damaged drywall. The remaining structure must then be treated with EPA-approved, non-toxic antimicrobial agents to eliminate residual spores and hyphae embedded within the material. Finally, a sealant is applied to the treated surfaces to prevent future spore germination.

Given the location in JLT and the persistent musty odor, which indicates a significant colonization, this is a case for professional assessment. Our certified inspectors use moisture meters and thermal imaging cameras to determine the full extent of the water damage hidden within the wall cavity, which is crucial for a permanent solution.
